South Dade has subterranean, Formosan and drywood termites, and they need three different answers. The inspection that tells you which one you have is free.

Mud tube on a block wall or a tented house in the area
What you will see
Winged swarmers at a lit window or door between March and May. Small piles of discarded wings on a sill the next morning. Mud tubes running up a block wall. Trim that sounds hollow when you tap it, or tiny pellets under a window frame.
What it means
Wings and mud tubes mean subterranean activity, and in South Dade that often means Formosan colonies, which are aggressive and large. Hollow wood and pellets with no soil contact mean drywood termites living inside the wood itself. A swarm indoors is not an emergency, but it does mean a mature colony is already nearby.
What we do
A WDO-style inspection first, so the treatment matches the termite. Subterranean gets a liquid barrier around the structure or a bait system. Drywood gets spot treatment, or whole-structure fumigation (tenting) when the activity is widespread.
